This amazing stone character town house located in the historic center of Spello (Umbria) has been totally renovated combining historical features with modern amenities.
The property has a great private garden of 120 sqm and a unique loggia with a magnificent view.
It measures 80 sqm distributed over 3 levels: ground and first floor and a mezzanine floor.
Entering the house, on the first floor, at the right we find a tech/laundry room and a full bathroom with a good-sized shower.
Going up a few steps, we find a very bright living area. From there, French windows open onto the beautiful loggia, which is the real gem of the property given its uniqueness. We preserved its original features restoring its precious cotto tiles and wooden beams on the ceiling.
From the living room, going up the stairs with a nice wrought iron railing, we reach the kitchen that overlooks the living room with a great exposed stone wall with a lovely niche. This room is also very bright thanks to two windows overlooking the garden and one near the ceiling that lets more light in.
Going back to the entrance level, walking down the stairs, we find a very bright bedroom with 2 windows and a French window and ensuite bathroom.
The bedroom has fantastic exposed stone walls and vaulted ceiling.
A unique antique barn door opens onto the ensuite bathroom with a large shower.
Natural, earthy themes, matt or distressed surfaces and materials that perfectly reflect the Umbrian/Tuscan style in order to obtain a very relaxed elegance but with all comforts.
We stay true to our beloved handmade terracotta tiles for the floors since they perfectly match with the warm and rustic environment of the house. Handmade terracotta tiles are specifically designed for heated floors. They are laid with lime dusting to maximize heat conduction and facilitate maintenance and sealed with natural wax finish.
We use a completely natural lime-based paint, that creates a healthy living environment and conveys the traditional wall texture in important historic properties.
The house features underfloor heating throughout and prepping for air conditioning wall units will be placed in each room except bathrooms.
The garden area, which is another added value considering that we are in the historic center of a Medieval borgo, measures 120 sqm and has a paved walkway and is ideal for al fresco dining. The garden will also have lawn, retaining stone walls and many water and electric points for future use.
Work is in progress but the house will be completed at the end of March 2019.
The property is for sale. For more info please visit our real estate company’s website.
